SBEM and SAP, Part L1 Building Regulations, EPCs, DECs

 

Building Regulations dictate strict targets to reduce energy usage and carbon emissions requiring SBEM and SAP calculations for non-dwellings and dwellings respectively.

 

The Engineering Practice offers an SBEM and SAP calculation design service to calculate the energy and carbon ratings assisting the team to develop the correct thermal properties of the building, set the target ratings and prove compliance.

 

ENERGY PERFORMANCE CERTIFICATES (EPCs)

Energy Performance Certificates must be issued for ALL new-build dwellings and non-domestic buildings on construction, sale or letting. They are the responsibility of the owner and based on predicted carbon dioxide emissions from normal building services in standard use.

 

WHO WILL NOT NEED AN EPC:

  • Places of worship
  • Stand-alone buildings of less than 50m² (except dwellings)
  • Temporary buildings of less than two years planned use
  • Buildings with low-energy demands such as barns
  • Buildings scheduled for demolition

 

  DISPLAY ENERGY CERTIFICATES (DECs)

Display Energy Certificates (DECs) must be displayed in all public buildings over 1000m² initially and wider use is planned (based on the actual carbon dioxide emissions for all uses, e.g. derived from meter readings). These are the responsibility of the occupier.

ALL PUBLIC AUTHORITIES

  • Central/local government
  • NHS trusts (not private hospitals unless they have NHS patients)
  • Schools and higher education
  • Police, courts, prisons
  • MoD and military establishments
  • Executive agencies/regulatory bodies
  • Executive agencies/regulatory bodies
  • Public golf courses
  • Libraries, museums, galleries
